Selling or buying a house is a complex and delicate operation. Buying or selling an investment property is an even greater task! This is why Re/Max West thought it would be great to share what two of its Realtors are currently hosting 8-10 times per year. Vincent la Fiura and Tony Carnovale have a created a group of professionals that specialize in different aspects of a real estate transaction, they named this group the Real Property Specialists (RPS).


Their approach in helping consumers who are on both sides of the spectrum is to educate them in a very simplistic yet innovative manner, they host a real estate investment and finance seminar located at our High Park office at 1678 Bloor St West in Toronto. The seminar covers the benefits of investing in multi unit homes, it covers how to analyze an investment opportunity by understanding what a capitalization rate is vs. cash on cash plus so much more.


The idea behind the seminar was to bring awareness to the consumer, co-founder Vincent La Fiura explains, consumers must be able to find the information they need and be able to process it as they please. We cover all the topics that will arise when a potential investor decides that real estate is the path they choose to follow. Topics include those stated above plus financing, tax benefits and how to strategize a multiple offer situation from both the buy and sell side. Vincent continues to explain, buying a single-family home is not the equivalent as financing an investment property. Buying an investment property is a popular option for Canadians looking at different ways to invest their money. However, unlike the mortgage you took out on your principal residence, financing an investment property is a little more complex. The number of units in the building and whether or not you'll be occupying one of the units are the two major components that control what your financing will look like. Lets take a look at how investment property mortgages work in Canada. This is why RPS has partnered with lenders like TD Canada Trust and Lending Logic from the broker side; its all about providing the most value to the consumer. The value is being able to provide the right information to the consumer.
